A. FEATURES AND AMENITIES IN GROUND FLOOR.
Lucrative entrance with project name, title & Logo of the company.
Side garden & Lighting as per perspective view.
Car park marked with number, impressive reception lobby with full functional intercom system.
Guard, Driver’s room with toilet & cooking space.
Underground water reservoir with capacity to store water for 7 days.

B. GENERAL BUILDING FEATURES:
WALLS:
External and internal walls shall be solid 5” Block or 1st class brick walls
FLOORS:
Homogeneous floor tiles in all floors with local or imported good brand and bathroom & kitchen wall up to required height.
WINDOWS & GRILL:
Aluminum sliding windows with 5 mm glass, rubber channel, and mohair lining.
Safety Grill will be in MS Flat bar.
Rain water barrier in 4” aluminum section in window.
Provision for Fly/Mosquito proof fibre mesh netting with additional payment.
VERANDA:
Comfortable verandas are strategically located at the suitable place with veranda ralling as per selected design.
DOORS:
All door frames are made of Chambal/ chikrasi/ Garjan/ Sil Karoi as per seasonal availability.
Main entrance shall be solid decorative SEGUM or IMPOTED with door lock, door chain, brass plate apartment number and check viewer.

INTERNAL DOOR:
Plastic door and door frame at all toilets. Provision for other wooden veneer flush door at toilet.

Commode and basin in all toilets except servant’s toilet with imported shower tray, one extra large mirror in master toilet and mirrors in all other toilets with overhead lamp point.
Provision for Hot water line in toilet
Provision for bath tab with mixture in master bath (as per capacity).
Provision for exhaust fan in all toilets.
Good quality local chrome plate fittings with warranty from manufacturer and local toilet accessories set with warrant.
KITCHEN:
Homogeneous tiles in floor and wall, SS sink with mixer and drain board,
One double gas point burner, wash down sink in kitchen veranda, gas exhaust system,
Provision for hot water line.

PAINTS:

individual meter with good wiring and electrical accessories.
One TV and Telephone points in Master Bed and Living room.
Provision for AC connection in all rooms except Master Bed room.
ROOF TOP:
The roof top covered with minimum three inches thick lime concrete with chips, lime and surkee;
Well designed parapet wall with standard height; adequate rain water outlets, clothes draying line.
Community hall at roof top of the building.
C. BUILDING SERVICES:
LIFT:
Brand new imported latest technology [SEGA-CLONE] 6 (Six)/ or as per design passengers capacity lift [Asian/European origin specially mother board & Control panel & motor etc. or Equivalent].
Polished Hair lining with etching mirror mixed stainless steel cabin and painted MS/ stainless doors with limited warranty.
GENERATOR:
A brand new imported emergency generator with full warranty and free service facility from manufacturer which shall empower lift, motor security and common area lighting, One fan and two light points in each apartment.
SUB STATION:
A Sub-station will be made on the ground floor with required KVA with Transformer, HT Switch Gear (LBS), LT Switch Gear (LT Panel), Power Factor Improvement (PFI) Plant, Drop Out Fuse (DOF), Lightening Arrestor (LA) Heat Shrink.
Forty percent of total cost will be borne by the Developer.
WATER PUMP:
The lifting pumps for underground water reservoir (Best quality of China brand / Pedrollo or Saer or equivalent) and one stand by pumps.
ELECTRICITY SUPPLY:
220/440 volt main cable electric supply line from DESA/ DESCO with distribution board, panel and circuit breakers.
All electrical works are done in compliance with PDB/DESCO/DESA and by first class expert ABC category contractors.
SECURITY FEATURES & SERVICES:
Security Alarm able to connect each flat
Fire extinguisher
Fire hydrant system (40% will bear by developer)
Main circuit breaker for safety reason of the project
Close circuit camera for security observation system of the project
Quarterly/ Half yearly/ Yearly inspection / observation system (Conditions apply)
Security and Cleaning services (Conditions apply)
Customer care services on office day only. Other day on provision (call basis)
One year free service after handover the project (all types of breakdown cover) with limited terms and conditions.
 
D. MATERIAL IN USE:
Tiles: RAK / Great Wall/ CBC / Fuwang / Mir ceramics (30 X 30 cm / 40 X 40 cm for Floor & Standard size in Kitchen and Bathroom up to required Height.)
Cement: Shah cement / Cemex/Elephant Brand or Equivalent
Sand: Sylhet and Local Sand
Brick: First Class
Rod: 60 and 40 Grades Deformed Steel Bar Shall Be Used in All RCC Components.
Chips: Best Quality Stone/Brick chips [As Per Structural Design] Shall Be Used.
Main Door: Segun/ Imported/ Chittagong Teak/ Barma Teak or equivalent.
Internal Door: Solid Wood Frame – Garjan/ Teak-Chambal/ Chapalish Or Equivalent and door shutters of veneer flush door.
Door Fittings: Mortise Lock for internal Door including kitchen.
Bath Room Fittings: Nazma / Sattar / Imported or Equivalent with limited warranty.
Electric Wire: BRB / Paradise / Citizen Cables.
Sanitary Wire: BISF / RAK with Standard Size.
Pipe : Good Quality plastic pipe will be used in sewerage line and water line with MS Pipe.
Paints: Romana/ Berger/ Asian or equivalent.
Aggregates : Machine made 1st class brick chips / Stone chips.
 
E. STRUCTURAL AND ENGINEERING FEATURES:
Sub-soil investigation:
Sub-soil investigation and soil composition shall be tested using latest equipment from Housing and Building Research Institute [HBRI] or from any other equivalent organization.
Structural & Foundation Work:
Highly experienced structural and foundational engineers will be assigned for design of foundation and super structure. Design parameters related to structural design based on American Concrete Institute (ACI) and American Standards of Testing Materials (ASTM) Codes.
Reinforced Cement Concrete (RCC):
Heavy reinforced cement concrete in foundation, column and beam. Floor slabs all reinforce cement concrete.
Earthquake measuring:
Structure capable of withstanding earthquakes measuring 7 [seven] on the Richter Scale.
Cyclone protection:
Protection from ‘Cyclone Wind’ up to 200 KPH incorporated and Earthquake protection as per Bangladesh National Building Code [BNBC].
Equipment in use:
Modern construction site equipment will be used for updates construction works. For example; crane, vibro hammers, mechanical rollers, steel cutting & bending equipment, welding equipment, concrete mixers, concrete vibrators, water pumps, material handling equipment, leveling equipment etc.
Rooftop:
Rooftop covered with three inches thick lime concrete with ration of chips, lime and surkee to protect from heat.
Supervision:
Comprehensive section-by-section checking and testing of all steel reinforcement by professional design and supervising engineers and direct supervision at every stage of construction by a team of experienced and qualified civil engineers to ensure highest quality of workmanship.
Laboratory Testing:
Ensure systematic testing in quality control through expert laboratory technique of concrete and other completed work samples at every stage.
